
Investment Criteria

Our team has extensive experience with property lease-up, repositioning, adaptive
re-use and value creation through hands on leasing and management. Specifically,
we look for real estate investments with the following characteristics:
Sector: Retail or mixed-use with a retail component. Property types ranging from street retail to urban and suburban shopping centers.
Primary Markets: New York, New Jersey and Connecticut.
Size: Various depending on deal structure with no maximum.
Investment Type: Ability to invest across the capital structure including equity and debt.
Deal Structure: We actively pursue complex ownership structures and invest in recapitalizations, minority interests, leasehold interests, performing and non-performing loans. We frequently work with family businesses in providing growth capital allowing them to maintain a significant interest in the asset.
Capitalization: We invest with institutional joint venture partners and on behalf of family offices and high net worth investors.
Return Targets: Varied based on risk profile of each asset. We invest in assets across the risk-return spectrum from core and core-plus to value-add and opportunistic.
